MAKE YOUR PROPERTY ATTRACTIVE!
Most of us feel the same way about our homes as we do about our children – WE KNOW THEY'RE PERFECT! Unfortunately this isn't always the view of prospective purchasers whose eagle eyed wives will certainly pick up on all those little faults you've lived with comfortably for years. They'll tell their husbands, (often quite loudly), that sweeping changes, alterations and improvements will have to be made. Well, it's only human nature after all. But given a little time, a little money and a little hard work, much can be done to improve the way your property looks. Here are a few of the things you should attend to if you really do want to create a favourable first impression:
MAKE YOUR HOME IRRISISTABLE!
Cut and tidy the grass verge outside your property regularly and remove any litter.
Repair sagging or broken boundary fences or walls and if there is a gate, make sure it works.
Clean up the garden, dig over the flowerbeds and keep the lawn well trimmed.
Remove any unsightly junk and rubbish from the garden.
Paint the house, (particularly iron roofs), and outbuildings, both inside and out.
Fix any broken barge boards, leaking gutters or rusting down pipes.
Clean all carpets and replace broken tiles or worn vinyl flooring.
Repair leaking water tanks, pipes, taps and running toilets.
Ensure that all electrical systems, burglar alarms, remote-controlled gates and security lights work.
Make sure that the staff quarters, (including the toilets), are clean and tidy.
If there is a septic tank, check it for seepage.
Make sure that your home is always clean, tidy, sweet smelling and ready for inspection at a moment's notice. However inconvenient, prospective purchasers, who may only be on a flying visit to the area and have little time to spare, will invariably want to view your property NOW! Put them off and you risk loosing them. Oh, and one other thing – please don't cook the cat's fish just as your buyer is due to arrive. Brew some freshly ground coffee or bake a tray of cookies instead!
CONCLUDE THE SALE !
This is not a sellers' market. If your agent brings you a low offer, don't dismiss it out of hand. If the market remains thin it may be the only offer you receive and remember - most buyers expect to negotiate to some degree. If your agent advises you that you have reached the buyer's limit consider the offer carefully. If the buyer is good for the money and the price and terms, although not as generous as you would have liked, are acceptable – sign. That way you can get on with your new life right away. Life may be short but time is money!
